The paint and supplies our provided.How much should I charge (just labor) to paint 7 indoor offices each room about 15' x 18'?
reads as if you are painting for an owner of a office complex who is trying to cut costs. well you know how fast and efficient,attention to detail you can be.


One coat or two. these are good size rooms. Are these in need of repair? spackling?.


Anyway: My Uncle is a pro-painter, he uses a low psi spray painter for jobs like these(low budget sprayer at big box hardware stores). open windows and set fan in window to blow out fumes. tape entry door so no fumes linger down the hall, wear a good respirator(should wear one anyway) and include that and sprayer into price and drop cloths for floors. Charge by the room, total all rooms. do not under estimate your price for the job. I would charge $115.00-$125.00per room. all rooms combined a tad over $800.00 or $900.00. or if you want go an even 1k. it all depends on your experience. time is of essence. landlord wants those units filled.How much should I charge (just labor) to paint 7 indoor offices each room about 15' x 18'?
Fifty bucks a room sounds fair. It shouldn't take you longer than 2 hours per room to paint and that comes to $25 per hour which ain't bad money. Good luck

Give us the whole picture
Figure the square footage of each wall including windows and doorways. Multiply that by 25 cents. for a15' x 18' room with 8' height that is 15 x 8 x 2 + 18 x 8 x 2 = 528sq' x .25 = $132 per room. Do not deduct for windows and doors because doing the trim around them will take 3 times as much time to paint as the flat walls. In most rooms this size with a roller and brush you will spend at least 4 - 5 hours in each room, perhaps all day (8 - 10 hours.)





If you have to cover furniture, floors, or whatever may be in those rooms add in an extra $20 - $50 each.





Have a good supply of wet rags on hand to wipe up drips, you will have some no matter how careful you are.





If you explain this cost to the owner in this way they will understand that you know what you are talking about and won't get sticker shock.
Labor = $80.00 per room
Unless you're a professional painter, then $20-$25 an hour is reasonable...
Be careful, I told one job I did they could provide the paint and I'll paint it for $50. the paint was so cheep I ended up doing 3 coats to get it looking decent, and made about 5$ an hour.
if it is walls only the price should b $2000


if u have to do doors, baseboards and door casings or window casings and /or the ceilings, the price will have to b modified even higher.


that is 2 coats of paint on the walls only.


That price by the way is for a painter that is licensed and insured, not someone who once upon a time painted a kitchen.
No less than $250 each, as a novice you should be able to do one in 10 hrs, just walls . I'm guessing it's got tiles on the ceiling and a vinyl mop board for baseboards and no doors or windows if yes the quote I gave is fair. Good luck Les the painter

I'm a union painter...I would look at the room and figure how many hours it would take me to paint it. Then i x's that by $65 an hour. I'm a professional painter...To some of you that probably sounds high... Key thing..I work smarter..not harder. i could have each room prepped and painted in less than 2 hrs. 1.5 hrs to patch with dura bond 20,sand and trim. then .05 hrs to roll down the walls. surely they are just walls being it's an office. cut the base...don't waste time taping it or ur fired!! use a piece of carpet and flip it upside down so the rough side is exposed..lay it a 1/4 -1/2 on the wall so it covers the base and kick it as u go and roll. That's not a bad price after all now is it?
